Roof Types
This garden room has a flat roof built from SIPs with an EPDM rubber membrane covering. The EPDM carries a 50-year guarantee, resists cracking, splitting, moss and algae growth, and is UV stable and maintenance-free, finished with anthracite grey fascias.

Construction
The wall SIPs sandwich insulation between oriented strand board for a 97mm core, with 15mm premium kiln-dried tongue and groove external cladding on 28x28mm framing. Internal cladding is pre-cut MDF, already primed and ready for your choice of colour. The floor SIP is left uncovered, so you can add carpet, laminate or another finish of your choice, supported by wrapped floor bearers that keep rot and rising damp at bay.
Treatment & Guarantee
The timber is supplied untreated and needs treatment upon assembly and annually thereafter with a recommended wood finish such as Sikkens or Osmo. The structure carries a 15-year structural guarantee, and the EPDM roof a separate 50-year guarantee.
Doors & Windows / Security
UPVC double doors provide wide access and are fitted alongside full-length window panes for plenty of natural light. All glazing is A-rated and toughened for safety. The reinforced door frame includes a key-operated 7-point multi-lock with Ultion three-star security barrel, and opening windows are also key-lockable.
Assembly Information
Pre-made SIPs and pre-cut cladding simplify construction, and Forest Garden’s professional installation service is available if DIY isn’t for you. Interior battens leave space for wiring and recessed lighting should you wish to add mains electrics later.
